New Construction
We go far beyond what your builder will find and repair before your closing. This is the best opportunity to have an unbiased, independent, and professional set of eyes on your new home before you move in, reducing stress and unwanted post-closing repairs.
11-Month Warranty
Inspection
This is your last opportunity to have any repairs made that will be covered by your builder. If you ever sell your home, those unreported deficiencies will usually no longer be covered under warranty and become your responsibility to have repaired.
Pre-Listing/Seller
Inspection
Avoid one of the most stressful times during the sale of your home and have the inspection complete upfront. This report will allow you to work with your real estate agent to have a “plan of attack” on making any repairs or fully disclosing the condition of your home to potential buyers when they are ready to make an offer.
Wind
Mitigation
This report lets the insurance carrier know how well the home can withstand hurricane-strength winds and can reduce your insurance premiums. Every home inspection will include this report at no extra cost (a $75-$150 value).
4-Point
Report
This report may be requested from your insurance carrier. It is a mini-inspection summary on the age and condition of 4 key areas of the home – roof, electrical, plumbing, and HVAC. This helps the underwriter to determine your premium rates. Every home inspection will include this report at no extra cost (a $100-$200 value).
Termite
/WDO
WDO (Wood-Destroying Organisms), such as termites, certain beetles, and wood-decaying fungi (rotten wood), can cause considerable damage. A WDO inspection can be one of the most important add-on services for homes regardless of age. WDO reports requested by Farrell Home Inspections, PLLC are performed by RC Pest Control.
Infrared
Thermal Scan
Using the latest technology, an infrared thermal scan can reveal deficiencies not visible to the naked eye such as water leaks, missing insulation, non-functioning AC ducts, and electrical panel hot spots.
Sampling for
Mold
With any home inspection, you can choose to add-on sampling for the presence of mold. We collect air and surface samples in various parts of the home that are sent to a lab for full analysis and reporting of elevated mold levels.
